  • Check-in: 3:00 PM – 8:00 PM
  • Check-out: 11:00 AM
  • We live on-site and are happy to assist with check-in. Please call (719) 298‑8908 or stop into Caboose Burgers (below the hotel) to have us paged.
  • Late check-ins after 8 PM must be arranged by 3 PM the day of arrival.
    If no prior arrangements are made and guests do not arrive by 8 PM, we reserve the right to refuse service and may not be able to accommodate. A $30 late check-in fee may apply.

Cancellation Policy

  • All cancellations incur a 20% fee.
  • To receive an 80% refund, cancellations must be made at least 21 days prior to arrival.
  • No-shows and cancellations within 21 days of arrival will be charged the full room rate.
  • Reservation changes are allowed up to 48 hours before arrival, but please note:
    • Rates may vary depending on the new dates selected
    • Changes are subject to availability

  • Early checkouts are non-refundable.
  • Note: As a small property with limited rooms, late cancellations significantly affect our operations. We appreciate your understanding.

Reservation & Payment Terms

  • Reservations will be charged midday on the day of arrival, unless other arrangements were made at booking (e.g., split payments).
  • If the credit card on file is declined, we are not obligated to hold your room.
  • If your card changes, please contact us prior to arrival to update your reservation.
  • During high-volume periods (e.g., Memorial Day, Labor Day, or specialty train weekends), cards may be charged at the time of booking for direct reservations.
  • If we are unable to reach you for confirmation and must switch your room due to maintenance or unforeseen circumstances, we reserve the right to make necessary changes to your reservation without verbal confirmation, though we will make every effort to notify you in advance.

Room Occupancy & Smoking

  • All rooms are non-smoking indoors. Smoking is allowed outside only.
  • Each room is designed to accommodate a specific number of guests based on bed space.
    If your group exceeds the room’s capacity, you may be required to book an additional room, if one is available.

Additional Policies

  • No pets allowed. A $250 fee will be charged if a pet is brought in without prior approval.
  • Late check-out may be available for $10/hour (subject to availability).

Third-Party Bookings

  • If you booked through a third-party site (e.g., Booking.com, Expedia), please note:
    • These platforms may have their own cancellation and payment policies
    • We enforce our hotel’s policies, regardless of what is shown on a third-party site
    • Cancellations must follow our terms to receive any refund

Pet Policy:
We love animals, but unfortunately, this property is not pet-friendly.
